100% Breathable one coat sealer SUITABLE FOR EXTERNAL PORCELAIN FLOORING
Universeal Patio Porcelain Floor Tile Sealer is an innovative, breathable, ultra durable nano-coating for modern patio porcelain floor tiles. It helps to prevent soiling, staining and enhances colours with a low sheen, aiding easy maintenance.
Universeal Patio Porcelain Floor Tile Sealer is a ready to use, quick drying and easy to apply formula protecting against oil and water-based stains whilst enhancing the finish and leaving an easy to clean surface. Not recommended for use on highly polished surfaces.

DIRECTIONS FOR USE:
- Always perform a test in an inconspicuous area on-site to check suitability of product, prior to use – read these instructions fully before application.
- Before application make sure the surface is completely dry, clean and free from debris.
- Apply a single coat very thinly and evenly with a micro‑fibre cloth, paint pad or flat mop, taking care not to leave application marks or allowing the product to puddle on the surface. Aim to achieve a consistent, wet film across the surface of the tiles.
- Allow a minimum of 2 hours drying time before carefully walking onto the sealed surface. For best results, allow overnight drying before moving furniture back onto the patio area.
- Do not proceed with application if rain is forecast within 8 hours of the sealing process.
Please Note:
It is imperative that this product is applied correctly, ie thinly and evenly to avoid application marks – this product is designed to be very durable therefore can be very difficult to remove once applied. Refer to direction point 1. For more product information, please refer to our technical data sheet or contact our technical helpline on 01300 345898 ext 2. Depending on the type of outdoor porcelain finish, this product will deliver variable results, but it will not create or replace a gloss, glazed finish on matt, unglazed porcelain. On light colours the finish will not be as noticeable as on mid to darker tones. Always complete a test patch to make sure it delivers the intended result.

External Chemicals: Handling
Please note, our outdoor chemicals must always be handled with care. Upon receipt of your goods, you should open the packaging in a safe, suitable outdoor environment. Despite our best efforts with robust, layered packaging, there is always a small risk that damage or leakage could occur during transit. Our chemicals have the potential to damage sensitive surfaces if left unattended and we do not recommend that you store them indoors unless specifically indicated.

Use within 6 months of purchase or production date. Store in cool, dry conditions out of direct sunlight in original container only.

FAQs
What finish does this product give once it has dried?
After a single application to the porcelain tiles if will offer a nice clear, durable, sheen finish.
The product instructions say only apply one coat, can I apply a second application?
This product is a very durable Nano-Coating, it is only necessary to apply a single application, we do not recommend applying a second coat as it may result in over application problems.
What is the best way to apply this product?
For best results this product needs to be applied with an even thin coat. To achieve this we recommend using a paint brush, micro fibre flat mop, paint pad, sponge or cloth. Using a roller can cause problems with inconsistent and over application of the sealer.
If I have problems applying the sealer or simply don't like the finish can it be stripped off?
Yes, this product can be removed by using a chemical we manufacture call "Resin-Off" applied neat and left to dwell for 15-20 minutes. Always do a test patch with the sealer to check suitability before progressing with the application of the patio area.
Can this product be used for porcelain tiles indoors?
Yes this product is suitable for both internal and external applications of porcelain wall and floor tiles.
How long does this product last?
This product is very durable, if applied correctly you can expect it to last 3-5 years before reapplication.
I have WHITE PATCHES on my patio every time it rains?
We recommend applying this product very thinly, if the product is over applied it can cause problems with moisture clouding (white patches) if you experience these issues please contact our technical helpline for advise 01300-345898
Can I get a sample of this product?
Yes, you can purchase a small 200ml tester bottle to trial to check suitability before use.
Will my tiles be slippery after applying this product?
This product applies a very layer of sealer that sits on top of the porcelain making it very easy to keep clean, it may cause the tiles to become slightly slippery only when wet. Always do a test patch to check suitability of the product for your project.
Can this product be used on my porcelain tiles indoors?
Yes, although we market this product for external patio areas, it is suitable for use in the home on all internal porcelain situations.
What is the coverage of this product?
Coverage will vary depending on the surface texture of the tile, as a guidance we say approximately 15-20m2 per litre. We do know that some of our customers have achieved greater coverage on their projects with excellent results.
Does this product stop grease and oil stains?
Yes, this product will protect your porcelain tiles from grease and general soiling, making it very easy to wipe clean and wash with a hose and soft broom.
Will this product wear and scratch?
Like all surface coatings they do eventually wear, this product is a very durable coating and has excellent resistant to surface scratching.
Can I use a pressure washer to keep the patio clean after applying this product?
We would strongly recommend NOT using a pressure washer to clean the patio after applying this sealer. Firstly it should only be necessary to use a hose and soft broom to remove any surface staining. If this isn't working then try warm water with some detergent, this should help soften the soiling so it can be easily removed. Using a high pressure washer will damage the applied sealer.
